Important notes
- Properties used as primary residence (habitação própria e permanente) up to €106,346 are exempt from IMT. Stamp duty of 0.8% still applies.
- IMT (Imposto Municipal sobre Transmissões) is paid before the deed signing. The 0.8% Stamp Duty (Imposto do Selo) is paid at the same time.
- Portuguese IMT uses a marginal rate system: the rate for your bracket is applied to the full property value, then a fixed deduction is subtracted. This is different from a progressive banded system.
- Additional costs such as notary fees, land registry fees, and legal fees typically add 1-2% to the total purchase costs.
